Coastal Realty Vacations – Renter’s Checklist

BEFORE BOOKING
[ ] Confirm minimum stay requirements (2 nights minimum; peak season/holiday exceptions may apply).
[ ] Review seasonal restrictions if booking less than 7 nights.
[ ] Ensure at least one primary renter is 25 years or older (unless otherwise approved).
[ ] Confirm the property is pet-friendly if needed (no pets otherwise; service animals only).
[ ] Ensure your group complies with the maximum occupancy limit.
[ ] Verify parking availability and pass type (paper or digital); you're responsible for displaying it properly.
[ ] Consider purchasing trip insurance (optional but recommended).
[ ] Understand no drones are allowed on any property.

PAYMENT & CANCELLATION
[ ] Pay a 50% deposit at the time of booking.
[ ] Ensure the remaining balance is paid 30 days prior to arrival (auto-charged).
[ ] To change your payment card, contact us for a secure link.
[ ] You may make additional payments at your convenience as long as the full balance is paid 30 days in advance.
[ ] Cancel 30+ days before arrival: Full refund.
[ ] Cancel within 30 days of arrival: No refund.
[ ] Early departures do not qualify for refunds unless the property is deemed uninhabitable.

BEFORE ARRIVAL
[ ] Arrange and confirm security deposit based on property size.
[ ] Note check-in time (4:00 PM) and check-out time (10:00 AM).
[ ] Review entry instructions (check-in instructions are sent at 11:00am the day before arrival).
[ ] Report any pre-existing damage within 24 hours of arrival.
[ ] Understand: No early check-ins or late check-outs without prior approval (fees may apply).

WHAT TO BRING
[ ] Extra toilet paper, paper towels, toiletries, soap, etc.
[ ] Beach towels (not provided).
[ ] Additional bath or bed linens if needed (no exchanges or extra sets provided).
[ ] Laundry/dishwashing detergent and cleaning supplies.
[ ] Specialty items like baby gear, beach chairs, or condiments.

DURING YOUR STAY
[ ] No smoking indoors – violation results in eviction and loss of rent/deposit.
[ ] No pets unless in designated pet-friendly properties.
[ ] No drones allowed on or near the property.
[ ] Display parking pass properly (paper passes must be filled out and visible).
[ ] Use equipment and furnishings responsibly; report damage before checkout.
[ ] No mid-stay housekeeping – clean as you go.
[ ] Management may enter for repairs, inspections, or showings (advance notice will be given when possible).
[ ] Follow any quiet hours or HOA/community rules if applicable.

BEFORE CHECKOUT
[ ] Do not strip the beds, do not wash towels. Leave all linens for the housekeepers.
[ ] Dispose of all trash and perishables.
[ ] Report any accidental damage before departure (covered by Limited Damage Insurance).
[ ] Leave the property in good condition to avoid deposit deductions.

AFTER YOUR STAY
[ ] Double-check for personal belongings.
[ ] Notify management if you left anything behind (shipping charges may apply).
[ ] Expect communication if any deductions are made from your deposit.
